More people per square foot means more noise sources per square foot, and less physical separation between individual workstations. A floor designed for 120 people at 80 sq ft per person is acoustically a different environment from one designed for 80 people at the same total area.

2. Hard surface specifications: Many Indian commercial office fit-outs default to hard flooring, glass partitions, exposed ceilings, and concrete columns as the dominant material palette. These surfaces are acoustically reflective. In many mature commercial office markets, sound masking is a standard feature in large open-plan workplaces. In India, it is still used far less frequently.

What a Well-Specified Acoustic Fit-Out Actually Looks Like

The following is a practical breakdown of what acoustic investment looks like across the main zones of a corporate office, for a project of 10,000 to 50,000 sq ft.

Open workstation areas:

Acoustic ceiling tiles or suspended baffles above the workstation cluster. Fabric-wrapped wall panels on at least two walls adjacent to the workstation zone. Carpet or carpet tiles underfoot, which reduces both footfall noise and reverberation. Acoustic desk screens between rows at a height of at least 1,400mm, which at seated height provides effective blocking without creating a visually enclosed environment. These four elements together meaningfully reduce the perceived noise level in a standard open workstation area.

Meeting rooms:

Full-height walls or partitions with acoustic-rated glazing where glass is used. Acoustic seals on doors, including door bottoms, to prevent flanking sound transmission. Sound-absorbing panels on at least two walls inside the room. Careful placement of HVAC diffusers to avoid direct air path noise into the room. If the room is used for video calls regularly, a dedicated acoustic treatment for the wall behind the camera position, which reduces the reverberant tail that makes voices sound echoey on the remote end.

Phone booths and focus pods:

Fabric-wrapped acoustic panels on key walls are a specification decision made at the design stage, not an add-on. Acoustic seals on meeting room doors are a small fraction of the door cost. A basic sound masking system for a 10,000 sq ft office, professionally specified and installed, typically adds 2 to 4% to the total fit-out budget. The full acoustic package, sound masking together with fabric-wrapped panels and acoustic door seals, typically adds 3 to 6% to a mid-range fit-out.

The cost of retrofitting acoustic treatment into an office that was not designed for it is considerably higher than specifying it correctly from the beginning.
